Former Aviva site placed on market

One of Dundee’s most prominent commercial buildings has been placed on the market after sitting empty for several years.

Swan House at Dundee Technology Park is to be sold off by insurance giant Aviva as it looks to rationalise its property portfolio.

The company moved out of the 55,389ft2 office building in 2008 as it consolidated its local operations on its Pitheavlis site in Perth.

The unit, which occupied a key cornerstone site overlooking the Swallow roundabout on the eastern edge of the city, has since lain largely unoccupied.

In recent months the property has come alive again as a hub for various charity groups with Aviva providing free workspace.

It has been the focus in recent weeks of local efforts to provide care packages for the European migrant crisis.

However, the unit is now being offered for sale for an undisclosed sum after Aviva instructed commercial property specialists Ryden to place it on the market.

The sale is being handled by Ryden’s local office in Dundee.

Associate Andy Boal said there was no immediate impact on the current occupiers as a result of the property being put up for sale.

“Swan House offers investors, occupiers and developers a great opportunity to acquire a prominently located office building on a 12.6-acre site with mature grounds,” Mr Boal said.

He added that it had more than 300 car parking spaces.

“The building itself provides mainly open-plan office accommodation, arranged over two floors around a central courtyard.

“It lends itself to multi-occupation or, potentially, to redevelopment,” he added.

The prominent location adjacent the A90 and Riverside Avenue adds to the appeal.

“We already have interest from a variety of sources,” he said.

Swan House was built in 1992 as the regional headquarters and a major contact centre facility for insurer General Accident.
