A scenic Perthshire village is poised for a multi-million-pound property boom.

Architects are drawing up plans for a major expansion of Stanley, near Perth.

Residents are being encouraged to get involved in the masterplan project, which could see around 280 new homes built on the edge of the village over the next 10 years.

There are also plans to create a community hall and leisure facilities.

The bid is being led by the Stanley Development Trust and construction firm Muir Homes.

This week, dozens of villagers took part in workshops to help shape future developments.

Kyle Kernohan, of EMA Architects, which is working on the proposal, said it was important to get feedback from residents.

“We are at a very early stage but the response we are getting from local people has been very positive,” he said.

“This is something that people in Stanley have been talking about in one guise or another for about 10 years, so it’s good to see things are progressing.”

More than 60 people attended the masterplan meetings and discussed a range of options, including the addition of a sports hub, a community hall and an off-road cycle path to Luncarty.

Other recommendations include a blanket 20mph speed limit, with extra traffic calming measures on the Perth road.

There were also calls for new pathways, play areas and sports pitches, as well as improvements to the village centre to make it more attractive to residents and visitors.

Mr Kernohan said that a follow-up consultation meeting would be held later this year, before a planning application is submitted to Perth and Kinross Council.

In a report on the masterplan proposals, a trust spokesman said: “We believed that the improvements would, collectively, add to the attractiveness and vitality of Stanley as a place to live, work and visit. They will therefore make new houses in the village easier to sell.”

The group said the plan needs to reflect Stanley’s “strong rural character” and its sense of community.
