Pubs on the market across Tayside and Fife offer new opportunities for hospitality operators.
Whether it’s the chance to bring venues that have closed back into operation or take on popular going concerns, there is a variety of properties for sale.
1. Ellenbank Bar, Dundee – £150,000
This Alexander Street site has been a pub for almost 100 years.
A former landlord is Dundee professional wrestler George Kidd, who won a series of titles in the 1940s.
And, famously, boxing legend Sugar Ray Robinson visited the bar in August 1964.
The business has been on sale since February last year, after being run by the same occupant for more than 30 years.
Selling agent Graham and Sibbald said: “This pub is well presented, benefitting from an already outstanding reputation and client base, the unit would suit either a hands-on operator or a landlord who can take the established business and develop it further.”
2. Westport Bar, Dundee – £175,000
A popular live music haunt, the Westport Bar closed its doors in 2019.
The premises, which include a large ground floor bar and upstairs function room, are being marketed for sale for £175,000.
The bar was previously run by Local Pubs Limited who decided not to renew their lease after nine years.
The city centre venue held a “closing down sale” with discounted booze ahead of its closure.
3. Victoria Bar, Forfar – £120,000
Located on Dundee Loan, this is a popular local haunt for games like darts, dominoes and pool.
The pub has a traditional feel, with wooden gantry and bar.
Seller Christie & Co said: “Victoria Bar is a well-loved local pub offering a welcoming atmosphere and great selection of drinks.
“It is known for its friendly service and lively environment.”
The listing adds that the pub is known for its “strong community feel and “reputation for great service”.
It is being marketed at offers over £120,000.
4. The Bothy Bar, Perth – POA
The Bothy Bar closed in August after serving people in Perth for 17 years.
The business is available for rent at £60,000 a year, although the owner would also consider selling the whole property.
The Kinnoull Street property can accommodate up to 80 covers of an evening and around 30 in its public bar.
The rent or sale of the property is being handled by Christie & Co.
5. Braefoot Tavern, Kinglassie – £79,000
The only pub in the village of Kinglassie, on the outskirts of Glenrothes.
The bar frequently holds karaoke, live music and quizzes and has a small beer garden.
Agents Cornerstone said: “The business has been run by our clients for the last four years. Our clients wish to sell in order that they can consider their retirement.
“The business is very easy to run and would certainly suit a husband and wife/partnership team.”
The flat above the pub could also be available by separate negotiation.
