Overlooking the 14th hole at Letham Grange, in Angus, Foxfield is a golf enthusiast’s dream home – and the four bedroom property has more than three acres of secluded garden to practice your chipping and putting.
The electric double doors on the garage at Foxfield whisper upwards to reveal a ride-on lawnmower and an electric golf buggy.
“The golf buggy was part of my dream for retirement,” explains owner John Fletcher. “On a summer’s evening when the course gets quiet around five or six in the afternoon I can hop on that and go do the 14th-18th hole, then loop back and do a few more holes if I feel like it.
It’s hard to imagine a more idyllic location for a golf lover. Located a few miles north of Arbroath, Letham Grange has two 18 hole courses, the Old Course and the newer Glens Course, and a clubhouse. Small clusters of homes are nestled in dips and tucks of the landscape between the two courses.
Patches of woodland, streams, ponds and a nature trail complete a special little corner of Angus.
Foxfield was built in 1990 to a design by Broughty Ferry architects Wellwood Leslie. John and his wife Rosalind (both 65) were the home’s second owners, having bought it in 1997. “The house is a traditional built out of brick, where a lot of properties at Letham Grange are timber kits,” John continues.
Electric gates open onto a newly tarred driveway that leads up an incline and deposits you in a parking area beside the house.
The majority of the accommodation is on one level. Through the entrance vestibule is a large hall with doors into the sitting room and the dining room, and a further hall stretching along to give access to the bedrooms.
The kitchen has units and appliances by Miele and a utility room off it. Doors from the sitting room and kitchen take you through to a spacious living room that has a sunroom off one end. “The sunroom had a glass roof when we bought the house but we had it replaced with a solid roof so we could use it all year round,” John says. Back-to-back living flame gas fireplaces face into the sitting room and dining room.
There are four large double bedrooms, including a master with en suite and a guest bedroom that has a Jack ‘n’ Jill shower room between it and the hall.
A cast iron spiral staircase from the hall goes up to a large studio/playroom in the attic that’s lit by Velux windows and gives excellent views over the garden and golf course.
The interior could do with a bit of modernisation but there is the potential for an outstanding modern family home. Along with its location, Foxfield’s biggest selling point is its garden. Stretching to nearly 3.5 acres it encompasses expanses of lawn, trees, a bridge, and a small patch of woodland. You could easily put another house at the far end of the garden, subject to planning permission.
John and Ros intended to retire to the house but the need to be close to their grandchildren in Broughty Ferry means they intend to live in Carnoustie instead.
John looks wistfully at his golf buggy. “I really would love to stay here,” he laments.
