PROPERTY: Lovely Perthshire country house – on for £380k – could be made into guest house again

With Ben Vrackie rearing above and the waters of the Garry rushing past below, Garry House is in an outdoor lover’s paradise.

“We’ve always had dogs but we lost our last one a while ago and I don’t want to get more until we’ve moved house,” explains owner Lindsay Robertson.

Garry House sits up a private driveway above the B8079 , at the end of the village of Killiecrankie.

It’s elevated above the river from which the house takes its name and it takes only a minute or so to walk down to the water’s edge.

The five-bedroom property was formerly run as a guest house and could easily be used for that purpose again, but Lindsay and her partner upgraded the property to form a family home.

A driveway lifts you up from the road and deposits you outside the house.

The living room is a pleasant space, with twin aspect windows including a bay that has a terrific outlook past the River Garry to the rolling Perthshire hills beyond.

A wood burning stove keeps the room toasty through the winter months.

Next door to the living room is the family room, which is currently used as Lindsay’s craft room.

Through a dining room is the lovely country kitchen, which has an Aga at its heart and plenty of space for a breakfast table. Off the kitchen is a pleasant little snug, where Lindsay likes to spend time reading, and French doors out to the garden.

An office, boot room and shower room complete the downstairs accommodation. Out past the boot room is a covered flagstone area that’s a good spot for drying clothes or having a bbq.

Upstairs are four double bedrooms and a single bedroom, along with a family bathroom. It would be easy to add an en suite in one of the bedrooms, subject to obtaining the correct permissions.

Lindsay installed a patio to the side of the house. The garden is laid to lawn and sheltered from the wind by a screen of mature trees down one side. Behind the patio is a greenhouse and a garden shed. To the rear of the garden fields lead up into the woods and mountains, providing almost endless possibilities for exploring.

One of the things Lindsay loves most about Garry House it its location – in the countryside but with amenities close by.

Pitlochry is only a short drive away, meaning she’s able to enjoy rural living without being far from a supermarket, cafe or restaurant.

No longer needing a home as big as Garry House, Lindsay is now downsizing.

“I really don’t mind where I go so I’ve been looking all over the place,” Lindsay explains.

“As long as its got some great walking on the doorstep I’ll be happy. I’m looking forward to having dogs again.”

Garry House, Killiecrankie, by Pitlochry is on sale with Galbraith for o/o £380,000.
