A retrospective bid has been lodged for the conversion of an old Angus farm shed into a family home.
The four-bedroom house, complete with gym and playroom, has been built at Dunnichen Home Farm, near Letham.
The steel frame and walls of the structure were kept for the new property.
Architects AB Roger & Young said: “An extension to the original footprint has been added to the south east.
“Aside from this, the footprint of the dwelling house follows the footprint of the original shed.
“The proposal is a high quality re-use of an existing building.”
The architects said the house has been completed, but landscaping of a pond and the surrounding area is still to be done.
Jamie Laird’s application will be considered in due course.
Newtyle house approved
Vacant ground which was once part of the historic Dundee and Newtyle railway is to be used as the site for a new house.
Kinpurnie Estate has been given permission for the plot at Knox Close, at the end of Commercial Street.
It is opposite what were the old station sheds, which have now been converted to housing.
The new house will be three-bedroom, with parking for two cars.
Approval was granted under delegated powers.
There were nine representations submitted. Those included seven objections from three households raising concerns such as the design of the house as well as road and pedestrian safety issues.
The council handling report said: “The proposed dwellinghouse is fairly traditional in appearance.
“The proposal is in accordance with the development plan as it provides a small scale residential development on a site within an identified development boundary.”
Montrose beer garden background music
The council has refused to drop a planning condition to allow a Montrose restaurant to play background music in its outdoor cocktail area.
Kontiki asked to be able to have music in the beer garden of Roo’s Leap at Traill Drive until 10pm.
The business said there would be no live music or DJ performances.
But there were three objections to the application, including one from the council’s environmental health department.
It said: “The environmental health service maintains its position that it has real potential to affect the amenity of neighbouring properties.
“They have previously received complaints that nearby residential properties have been regularly disturbed by excessive noise when the space was previously used to host live events and musical entertainment.”
Officials rejected the application under delegated powers.
They said the business had not demonstrated removing the planning condition would not cause disturbance to neighbours or that adequate controls could be put in place.
Brechin day care centre cafe plan
Dalhousie Day Care Centre in Brechin wants to add a public café to its set up.
The centre has operated successfully at the foot of the High Street since 1988.
It now wants to help secure the charity’s future by bringing in extra income from the proposed café.
A planning application states it would return part of the building to its original use.
The café would operate from 10am to 3pm and offer sit-in food and refreshments such as soup and sandwiches.
It would be able to accommodate 32 customers in part of the building fronting the High Street.
The day care centre’s existing WC facilities, which include an accessible toilet, would be used.
Brechin Community Council has welcomed the application, which will be decided in due course.
Brechin takeaway trailer proposal
An application has come forward for a burger van beside a Brechin motorcycle business.
Cat Jarret has applied to site the On A Roll trailer at Rewaco Trikes.
The Crosshill Garage business is on Montrose Road on the edge of the town.
“I am eager to contribute to the local economy and provide a service to the community by trading at this location,” her application states.
Her plans involve offering burgers, breakfast rolls, hot dogs, chips, soups, sandwiches and rolls as well as hot and cold drinks.
The application is yet to be determined.
