Householders face an anxious wait to find out when vital permanent repairs to their storm-ravaged roof will be carried out.
After Storm Frank last week damaged the roof at Gourlay Yard in City Quay, temporary repairs were made to make the buildings safe.
Despite that, many people have been unable to return to their homes due to water damage, and those who have been able to return are left with cold coming into their properties.
However, residents now face a logistical nightmare as each claim will have to be made through each flat’s individual householder insurance.
Normally responsibility would fall to the original housing developer, but FM Construction went into administration in February 2009 leaving two blocks unfinished.
Miller Homes took over the completion of the blocks in 2012 but said the fabric of the building was already completed by FM and they only finished internal work.
The flats at Gourlay Yard are covered under the National House Builders Council (NHBC), an insurance agency which provides consumer protection for homebuyers through its 10-year Buildmark warranty, which covers structural defects and pre-completion insolvency.
However, the company said the Buildmark warranty does not cover storm damage and therefore will not pay out for the Gourlay Yard roof.
John Blackwood, chief executive of the Scottish Association of Landlords, said: “We would advise any SAL members who have been affected by this incident to contact us on 0131 564 0100.”
A spokesman for Miller Homes said: “Our understanding is that the development is under the management of a factor, therefore they should be the initial point of contact for residents concerned about issues in relation to any repairs and the NHBC also remain as the warranty provider in such instances.”
Building factors Graham and Sibbald are coordinating the repairs but no one was available to comment by the time of going to press.
