Housing explosion on Dundee’s Western Gateway

The expansion of Dundee will continue unabated with 100 new family homes likely to take shape at its Western Gateway.

NHS Tayside is to sell off a parcel of land to the south of Liff Hospital to enable the creation of the four- and five-bedroom luxury properties.

The scheme is the latest to be unveiled by Springfield Properties for Dykes of Gray, where major work to create a village will begin within a matter of weeks.

In December, the ambitious developer secured permission to create 230 homes, a play park and green spaces as part of its vision for the Dykes of Gray Village.

Council backing for another 365 homes and a village centre featuring retail, food and drink businesses and play spaces followed in April.

Now, as the developer prepares to begin work on the southern part of that scheme, it has come forward with another plan for more housing.

The Liff site is zoned for housing use in Dundee’s Local Development Plan, and Springfield will hope to secure support at a forthcoming meeting of the council’s development management committee.

It will benefit from Dykes of Gray Village’s infrastructure and facilities together with contributions of around £3 million that will support the creation of a primary school and nursery.

And while the initial application is for 100 homes, Springfield believe the site is big enough to accommodate as many as 50 more.

In a report to the council, the developer says: “Springfield have a planning approval for 595 new homes in the Western Gateway at Dykes of Gray.

“This application is for 100 new homes and there is a further possibility of 50 additional homes at Liff,” the report adds.
