An exciting and rare new business opportunity is being offered ahead of the Open Championship being staged next year at Carnoustie.

Chartered surveyors CDLH have been instructed by the Carnoustie Links Management Committee to seek a tenant for a brand new, state-of-the-art restaurant/bar overlooking the first tee and 18th green of Carnoustie Championship golf course.

The 313 sq.m (3368 sq.ft) bar and restaurant facility, capable of accommodating 150 diners, is due to be completed in April next year just three months before tens of thousands of golf enthusiasts flock to Angus to watch the top prize in golf.

The guide price for rental is £45,000 per annum.

Alan Creevy, the Director at CDLH, who is handling the letting, said: “This is a fantastic opportunity for an experienced operator to take a lease on a first class bar/restaurant in a unique location. 

“Carnoustie Links Management Committee are undertaking an extension to the existing golf centre with an investment of around £5 million to create significantly enhanced golfers facilities, administrative offices and a first class restaurant / bar facility with terrace overlooking the first tee of the Championship course. 

“The new bar/restaurant will extend to approximately 3,400 sq. ft. plus a 600 sq. ft. terrace with panoramic views over the Carnoustie Links.

“The new facility will be in place and ready to open in April 2018 in time for the Open Championship which will take place in Carnoustie in the summer of 2018.”

He added: “It is relatively rare for such an opportunity to arise where the landlords are, effectively, investing in creating a fully fitted, furnished and equipped bar/restaurant which is available on a new lease.  “No capital investment is required from an incoming tenant, other than deposits and working capital. 

“Further, the business will benefit in its very first year of opening from the massive influx created by the Open Championship. In the long term, the three courses at Carnoustie Link’s courses attract around 110,000 golfing rounds per annum, in addition to the local trade which will be available given the unique setting”.
