New 45 bedroom care home to be built in Dundee

Council officers have approved plans to build a 45-bedroom care home on a patch of waste ground in Dundee.

Balhousie Care Group has been granted permission to build the care home on an area of overgrown scrubland near Fairmuir Park.

The plot lies between an existing pharmacy and a small retail estate to the south.

A design statement for the care home by architects James Paul Associates said: “The plot offers excellent potential to site a state-of-the-art care facility.

“The location of the site is ideal strategically from the Balhousie Care Group’s perspective, being located in close proximity to public transport links – enabling ease of commuting for local staff and residents.

“In addition, the relatively quiet residential nature of Fairmuir Road and the views and proximity to Fairmuir Park are of great advantage as a leisure and recreation amenity for local residents.

“The aim has been to develop a modern and contextually respectful development that seeks to both integrate within the existing area and robustly reinstate the current void in the Fairmuir streetscape.”

The statement said the plan has been designed around two sheltered internal courtyards, with each of the bedrooms facing inwards towards the courtyard gardens.

Complementary therapy rooms and a workshop are included in the plans.

However, council officers have imposed a number of conditions on the application.

Balhouse Care Group must undertake an investigation to see if there is any contamination on the site and, if there is, proposals on how to clear it.

They must also install charging points for electric cars and the care home will also have to feature some form of public art.

Head of planning Gregor Hamilton stated: “Prior to the commencement of any works on site details of a scheme of public art to be provided within the development hereby approved shall be submitted to the council for written approval.

“Thereafter, the scheme of public art shall be installed prior to the completion of the development hereby approved.”

A spokesperson for Balhousie Care Group said: “We can confirm that our planning application to develop a new facility at Fairmuir Road has been successful.

“We look forward to continuing to provide our award-winning levels of care and to strengthening our presence even more in the Dundee community.”
