Plans to build 50 new homes at a popular Broughty Ferry housing development could see the former Linlathen Neurological Care Centre demolished.
Housebuilder Kirkwood Homes has lodged a Proposal of Application Notice (PoAN) with Dundee City Council to expand its 250-home Balgillo Heights estate off the A92.
The move has sparked a 12-week consultation to allow people living in the area to have their say.
It is the first step in a project which is likely to see a full planning application lodged in early 2023.
Neurological centre would be demolished for new Balgillo Heights houses
The proposed site on Linlathen Place is for land at the former care centre and dilapidated walled garden on the edge of the current development.
Kirkwood Homes says the centre would be demolished to make way for the new builds, but the walled garden would be “restored and brought back to life” as part of the estate.
The housebuilder won permission to add 100 homes to Balgillo Heights in 2020 after a decision to block planning permission was overturned earlier in the year.
Dundee City Council rejected the proposal amid concerns about a lack of community facilities around the development, as well as fears of increased pressure on local roads and schools.
Other estates in the area, including Clearwater Park and Ferryfields, have sprung up in the last 20 years, with no additional schools, shops or other facilities built.
Where can locals have their say?
Members of the public will be invited to share their feedback on the plans at two drop-in sessions and via an online portal.
A first public event will take place at the Balgillo Heights sales office on December 6. The second drop-in session will be held on January 17 2023.
A website, where the proposals will be on display, will be launched at least seven days before the first event and remain open to comments until the consultation closes on January 27.
A spokesperson for the developer said: “[Kirkwood Homes] is in discussions with the owner of the neurological centre at present and the PoAN has been submitted with their consent.
“This is an extension to Kirkwood’s existing Balgillo Heights development, which has been extremely popular.
“The walled garden is also planned to be restored and brought back to life as part of the development.
“The team is looking forward to welcoming people to the two events to provide further information on their plans for the development and get feedback on the proposals.”
