An £8 million building development aimed at over-55s has been placed before council planners.
Morris Leslie Ltd is progressing plans for “Forest Park Village” near Perth Airport.
Morris Leslie already has planning consent for holiday accommodation at a secluded woodland location off the A93.
The company has lodged a planning application with Perth and Kinross Council seeking an amendment to pave the way to create 53 units on the 13-acre landscaped site, to be occupied year-round.
Spokesman Colin McLachlan, said: “While many businesses are holding off investing due to the impact of the pandemic, Morris Leslie is confident the demand will remain strong in this sector and is committed to the local area.
“Morris Leslie is looking to diversify its property portfolio and we have recognised the huge demand for homes in this sector. There are various flat developments in Perth aimed at the over-55s but Forest Park Village will offer an alternative lifestyle.”
To support their bid to deviate from the Local Development Plan, the company commissioned a two-year survey from Newcastle University and created a fly-through video.
Morris Leslie has also sounded out the P&K Health and Social Care Partnership, which confirmed it would not anticipate any additional demands on the social care sector.
Mr McLachlan said: “The study noted it has the potential to help meet the stated goal of increasing the range of homes available in Perth and Kinross and free up much needed family homes, as people downsize.”
