Leisure complex opening marks £3.5m investment in Fife caravan park

The opening of a new leisure facility at a Fife caravan park marks the completion of a £3.5 million investment in the site.

The new complex at Clayton Caravan Park near St Andrews includes a swimming pool, spa sauna, gymnasium and café.

The project has also created ten full-time posts at the site.

The £2.2m complex is in addition to more than £1m spent creating a further 91 individual sites which were completed in July.

The investment takes the overall staff head-count at the park to 40 with staff recruited almost entirely from the local community.

The firm also has a number of seasonal, part-time employees.

The 110 acre site now hosts more than 650 holiday and residential pitches, which the owners say makes it one of the largest in the country.

Director Andrew Kennedy, whose grandfather founded the business in 1966, said the firm was now looking at selling units to place on the newly created sites.

He said: “There’s a bit of work to do there, but we have had strong interest from potential purchasers looking at park homes and lodges.

“Prices range from £35,000 all the way up to £200,000 for the bigger ones.

“It’s been a tough year for most businesses, particularly on the leisure and hospitality sideI think.

“We lost more than half of the holiday season with the park closed and other facilities have been restricted.

“On the plus side however, since reopening in July there has been very strong demand for holiday homes and lodges on the sales front and I know that is not just at Clayton, but across the board.”

Mr Kennedy said travel restrictions had forced people to look closer to home in terms of holidays and purchasing holiday homes.

He said: “What we are seeing is quite a lot of first-time buyers, whose holiday options are restricted, coming to the park and being impressed with what they are seeing in terms of the high specifications of holiday homes and caravans.

“A lot of them are buying, so there is a very strong demand for sales at the moment which is reassuring.”

The site has 550 holiday homes, 50 residential park homes, 30 sites for touring caravans and a hire fleet of homes the firm rents out.

Mr Kennedy said the upward trend of interest in holiday homes is likely to continue.

He said: “I would expect the demand will continue and if any good could possibly come out of this situation for businesses like this is that people who maybe wouldn’t have considered a caravan holiday or buying a caravan home have maybe had their eyes opened a little bit.”

Although the site attracts a number of international travellers, including golf tourists who are visiting nearby courses including St Andrews, the majority of purchasers come from the domestic market.

Mr Kennedy said owners often come from a travelling radius of up to three hours.

He said: “People like to be able to jump in the car to get away and relax, but don’t want to drive too far.

“The fact that the park is open for twelve months of the year means people can come as often as they want, which also gives value.”

Mr Kennedy said the park was “very much part of the community” and the new facilites, which are open to the public had been well-received locally.
