How the Langlands Street flats could look.

Plans to build 16 new flats for affordable rent in Stobswell have been revealed.

If given the go-ahead, the new development, by Hillcrest Housing Association, would be located on the site of a former workshop and yard on South Side, Langlands Street.

There would be eight two-bedroom flats and eight supported accommodation flats, also with two bedrooms.

The flats would be built on vacant land on Langlands Street.

Stobswell Forum chairman Colin Clement welcomed the proposals.

He said: “We haven’t had a chance to discuss this as a forum but in general we encourage having more people moving into the area.

“It’s always good to get more affordable and decent housing, so I see this development as a positive thing.

“The housing stock on Dura Street, Molison Street and Ellengowan Drive is also being improved and increased – the whole area is on the up.”

The development is part of Hillcrest’s pledge to build 1750 new homes across Scotland by 2021.

David Zwirlein, director of development and new business, said: “Subject to planning permission our latest development at Langland’s  Street, in partnership with McGills and KDM Architects, will support the regeneration of the Stobswell area.

“If permission is granted we will hopefully start on site towards the end of this year, or early 2019, to provide 16 two-bedroomed high quality flats for those in housing need.

“Langland’s Street is our latest development in a programme which will bring hundreds of affordable homes to the city over the next couple of years to meet the housing need of local people.”

Hillcrest’s nation-wide building programme is valued at around  £192 million, which includes approximately £70 million  in Scottish Government Housing Grant, with the remaining balance comprising of private finance.

A planning justification report submitted to Dundee City Council by Hillcrest, states: “In response to the Scottish Government’s aim to provide 50,000 new homes during the life of the current Parliament, Hillcrest has a board-approved development programme to deliver 1,750 new homes in the three years from 2018/19 to 2020/21.

“To deliver the development programme, Hillcrest has a strong development team with access to a suite of policy and procedure documents covering key items including, specification requirements, contracts management, handover protocols and making good defects procedures.”
